Experience & Approach

Experience Informed. Outcome Driven.

Our experience spans the asset, the engineering, digital infrastructure and the occupier. Our approach connects them identifying gaps earlier, creating the engineering truth that technology integration depends upon.

Independent. Product Agnostic. Evidence Led. Outcome Focused.

The Experience Lens

Experience built across the asset lifecycle

Our credibility is not based on one technology discipline. It comes from seeing how decisions made at one stage of a building affect every stage that follows. The biggest risks rarely sit within an individual system they occur in the gaps between investment intent, design, delivery, operation and occupation.

Experience connects the decisions — not just the technology.

Investment Intent

What value is the asset expected to create?

Design Truth

What has actually been designed and enabled?

Delivery Truth

What has actually been installed and integrated?

Operational Truth

What is the building genuinely delivering?

Occupier Truth

How are people actually using and experiencing it?

Asset Intelligence

What should we optimise, adapt or invest in next?

A Smart Enabled Building cannot be designed successfully from a single viewpoint. Investment + Engineering + Digital Infrastructure + Delivery + Operations + Workplace Experience must operate as one connected asset strategy.

Portfolio Experience

Major commercial buildings — different challenges, one common lesson

Experience across new development, refurbishment, repositioning and occupied assets gives us more than a project list it gives us a view of how smart enablement succeeds or fails across the full asset journey.

Working across major assets shows why digital strategy must connect investment intent, engineering standards and long-term operational value.

New Development & Delivery

New development provides the opportunity to get the digital foundations right early before technology choices create unnecessary cost, complexity or lock-in.

Refurbishment & Repositioning

Existing assets demand a different discipline: understand what is already there, identify what can be retained, and target investment where it creates measurable value.

Landlord to Occupier

2 Aldermanbury Square10 Paternoster Square20 Ropemaker StreetThe Avenue

Occupied buildings demonstrate the final test: whether landlord infrastructure can adapt to changing occupier, workplace and technology requirements.

Smart enablement works when investment, engineering, digital infrastructure, delivery, operations and occupier experience are treated as one connected asset strategy.

Different assets. Different stages. One consistent lesson: connect engineering and digital decisions early enough to protect performance, adaptability, carbon and long-term asset value.

The Occupier Perspective

The other side of the building

Our experience extends beyond the landlord demise into workplaces for major organisations where building capability is judged by how well it supports people, business, wellbeing, experience and continual change.

Data First. People Always.

The occupier does not experience a 'smart building'. They experience whether the workplace works.

The question becomes less about how much technology the building contains and more about what evidence it creates, what decisions it improves and what outcomes it enables.

Long-Life Thinking

Buildings last for decades. Technology doesn't.

A commercial asset may need to perform for decades. Technologies, suppliers, occupier requirements and digital standards will change repeatedly during that life.

When the infrastructure is designed to adapt

Less replacement · Lower embodied carbon · Less waste · Lower lifecycle cost · Greater adaptability

When technology change requires infrastructure change

More materials · More embodied carbon · More waste · More disruption · More cost

Don't future-proof the technology. Engineer resilient infrastructure that allows technology to change without rebuilding the building around it.

Our Approach

Evidence before technology

The methodology connects what our experience has taught us with a repeatable way of defining Smart Enabled Buildings.

Start with the outcome. Understand what already exists. Engineer the long-life foundation. Preserve technology choice. Validate what is delivered. Use operational evidence to improve what happens next. But ultimately, all of that engineering has to translate into a better experience for the people using the building. A well-designed building should create permeability giving people different ways to move through, interact with and use a place. That freedom creates agency: people can choose how they experience the environment rather than having the environment dictate their behaviour. Agency, in turn, creates the conditions for interaction, collaboration and the serendipitous encounters that cannot simply be programmed into a workplace. This changes how we should think about intelligent buildings. The objective is not necessarily to give people more technology, more applications, more features or more interventions. It is to use good design, engineering and technology to remove unnecessary friction and allow the building to demand less from the people using it. A successful workplace is not necessarily one that gives people more things; it may be one that demands less from them. Less friction. More human potential.

The objective is not a smart building at practical completion. It is an asset capable of becoming more useful and more valuable over time.

Technology is temporary. Infrastructure isn't.

Technology is temporary. Infrastructure isn't.

Are we designing around the technology available today — or creating the infrastructure that gives the building freedom to choose what comes next?

Engineer the foundation. Enable the future. Deliver what matters.
